Featured Property Friday: A Can’t Miss Renovation

I have a confession to make: HGTV is my favorite channel on TV, and it’s not just because I work at a real estate office. Jillian Harris is my idol (always, always, “love it,”) watching House Hunters International always gives me the itch to travel, and I screeched with delight when Chip and Joanna recently announced they were launching a line at Target. So when SIRE Sales Executive Stuart Spisak gave me the renovation background of his new listing 3575 Seabrook Island Road, I instantly thought: “This should have been on a TV show.”

“Transaction” vs. “Transition” in Real Estate

83%! There were 41 closed sales on Seabrook Island in the first quarter this year and Seabrook Island Real Estate closed/sold 83% of them. People often ask why, year after year, is Seabrook Island Real Estate the overwhelming choice made by buyers and sellers? It could be great leadership? But that would be too simple an answer.

More likely, it is because we believe we are helping our selling clients with a “transition,” not just performing a “transaction.” A “transaction” involves merely finding a buyer and writing a contract. Spring = Hot Real Estate Market

If you have been putting off listing your property on Seabrook Island, now could be the right time to call your favorite Seabrook Island Real Estate agent! Many of our recent clients, depending on their stage in life, have been considering either upsizing from a villa to a home, or downsizing from the home they have lived in for years to a townhome, cottage home or villa.

Rising interest rates, a rising stock market, the euphoria that only spring weather can bring, and no election in the immediate future have made activity and interest in Seabrook real estate extremely high right now. After just two and one half months, Seabrook Island already has 65 properties closed or under contract waiting to close. Out With the OLD, in With the NEW

There has been a lot of progress in the past year on providing options for “newer” or “new” construction Real Estate products on Seabrook. With the market becoming stronger almost daily, those options are growing as well.

Of course, the Salt Marsh at Seabrook townhomes have been a big hit, particularly with the introduction of the new 2,500 square foot duplex model. It’s worth taking a drive through their gate to see the mini-“building boom” that is going on.

A new player in the new construction game has arrived. Seabrook Island Real Estate has just begun to market four new construction, single family, 3 bedroom, 3.5 bath homes in the $575,000 – $625,000 price range. These homes are being built by Loan Oaks Development Company on prime sites in Seabrook Village. Loan Oaks is a luxury builder with local roots, as well as on Martha’s Vineyard.

Of course, there is the recently completed, magnificent renovation of the Atrium Villas. The Atrium is essentially now a NEW building! From a marketing standpoint, Seabrook Island Real Estate is developing marketing materials to treat Atriums that way, when and if resale opportunities come along. We recently arranged for the Charleston Post & Courier to tour the new Atriums and they will be publishing a cover page article of this amazing project in their real estate section. (Stay tuned…)
