Featured Property Friday: A Touch of Tuscany

Now that we have hit December, the countdown is officially on to Christmas (yay!) and the first day of winter (yikes!) Because of our slightly cooler temperatures as of late in the Lowcountry, I have found myself already dreaming of faraway lands of tropical or Mediterranean conditions. Insert this week’s #FeaturedPropertyFriday blog post: “A Touch of Tuscany.”

3655 Cobia Court offers a touch of Italian flair, right here on Seabrook! If dark woods, rich stones and balconies with ocean views are your jam, you’ll feel perfectly content in this home’s beautifully decorated spaces.

3655 Cobia Court_front exterior_blog

Originally designed by renowned Kiawah Island and Seabrook Island architect Christopher Rose in 2012, every inch of this Tuscan-style home was impeccably planned and luxuriously appointed. It is dressed throughout in rich stone and hardwood flooring, handsome trims and moldings, arched doorways and some of the finest finishes. Stroll up the front spiral-esque stairway to an arched front door and doorway. The 2-story foyer is DRAMATIC and the curved staircase is a sight to be seen. It opens into the living room with a fireplace with carved stone mantel, which opens to a covered terrace, and leads into the dining room.

3655 Cobia Court_living 1_blog

Fostering an easy-flow throughout, step through the dining room to the stunning kitchen. Here Tuscany is best represented! Just check out the photo below, one of my favorite snapshots that Listings in Motion expertly captured that night.

3655 Cobia Court_kitchen 2_blog

Both beautiful and functional, the gourmet kitchen features Thermador appliances, granite countertops, custom cabinetry, a center island with seating and storage, stone tile flooring, a 6-burner gas range, a custom refrigerator in a French armoire, a hand-painted ceiling mural over the island, a pantry and French doors that open to a covered patio for al fresco dining. (PHEW!)

3655 Cobia Court_kitchen 1_blog

The terraces are the stars of the show here and truly invoke the dreamy feeling of dining in Tuscany!

3655 Cobia Court_terrace_blog

Dressed in Caribbean Pine flooring and featuring a private balcony with breathtaking ocean views, the private master suite has two walk-in closets, a marble bath with a steam shower and a soaking tub.

3655 Cobia Court_master bedroom_blog

Additional spaces include: a sunroom/loggia off of the kitchen, a master sitting room, two en suite guest bedrooms with private balconies and a study with a wet bar.

Why book a plane ticket to Italy when you can experience Tuscany right here on Seabrook Island instead?

Lowcountry Living on Seabrook Island: Spotlight on the Village at Seabrook

“The Village at Seabrook is a 42-acre Planned Unit Development, of 101 homesites, that combines the neighborly feel of Island communities from the past, with the amenities of a modern neighborhood.”

The Village at Seabrook worked its way into my heart, and is now one of my favorite Seabrook Island “neighborhoods!” With styles straight out of Charleston, with charming front porches and painted in pretty hues of light green and sea blue to name a few, this collection of homes give off a Lowcountry feel, right here on the coast.

Built in the 2000s, the Village is one of Seabrook’s newest communities. When it was originally constructed, builders were aiming to create a true Village atmosphere on Seabrook. Located near and and on the Seabrook Island Lake House Fitness & Wellness Center at Palmetto Lake, this well thought out community is comprised of 3-4 bedroom single-family homes offering several different floor plans ranging from 1,700-2,900 sq ft. Additional features include open floor plans, an abundance of windows, metal roofing and those quintessential Lowcountry front porches. (Pictured below: 3005 Seabrook Village Drive.)

The Village also has two community pools, two pool houses, an oyster shed and a picnic area, and is within walking distance to the Seabrook Island Racquet Club, Equestrian Center, Bohicket Marina and Freshfields Village. With a great location, spacious interiors and community amenities, these homes also make excellent rental properties and are a spectacular spot to call home.

Featured Property Friday: An Architecturally Impressive Golf Home

Although it has one of the best golf views on Seabrook, it’s the architectural details – the marble foyer, tray ceilings, white columns and beautiful hardwood floors – and easy flow floor plan that set 2412 High Hammock Road apart from other golf homes on the Island. Its rear porch alone, running nearly the length of the house!, is a feature to swoon over.

2412 High Hammock_blog_back exterior

This home is one floor living at its best! A ranch home perfect for those looking to avoid cumbersome stairs. Through the large mahogany front doors is the first of two open living spaces, of which the current owners have chosen to use as a dining and living space. It also has access to the rear deck.

2412 High Hammock_blog_dining

To the right of the entry way is the master bathroom with beautiful windows, plenty of natural light and deck access. Its bath has a soaker tub, dual vanities and large walk-in shower featuring a custom mural.

2412 High Hammock_blog_master

The open-concept dining/living room flows to the eat-in kitchen and family room. Plenty of cabinet space, bar top island, dual ovens, fireplace, a large wall of windows + access to the rear deck make this room perfect for entertaining!

2412 High Hammock_blog_kitchen

Also off of the kitchen is a quaint, privately enclosed patio – very reminiscent of an Italian bistro, and the ideal spot for dining al fresco.

2412 High Hammock Seabrook-large-049-38-DKL 3263-668x1000-72dpi

But my favorite room of the house? The LIBRARY, complete with book shelves and a library ladder. Remember that scene in Beauty and the Beast where Belle effortlessly rides the book shop ladder while belting out “little town, it’s a quiet village?” That’s the dream.

2412 High Hammock_blog_library

Additional spaces include 2 en suite guest bedrooms, a powder room, laundry room, plenty of storage space and a 2-car garage. But I admit it – with a nearly unbeatable golf course and pond view, I would want to spend all of my time here. Can you blame me?

Featured Property Friday: Charleston Charm on Seabrook Island

We all know the house – the buttery yellow house nestled on Seabrook Island Road with the oh so charming front window boxes and black shutters shutters. (Making 2975 Seabrook Island Road an easy fit both here on the Island and in downtown Charleston.) So when I was given the task of photographing this gem a few weeks back, I was thrilled to see that its interior spaces fit its exterior.

2975 SIR_front exterior 1_blog

2975 Seabrook Island Road‘s charm continues on up its ivy-covered front steps. Its glass-paneled front door opens to a great room – large enough for both a dining table and living space. With its trayed ceiling, crown moldings, fireplace and darling rear windows, it’s the architectural details in this home that make it stand out above the rest.

2975 SIR_living 1_blog

The great room opens to a screened porch and rear deck. And BONUS. This home overlooks a lagoon. Swoon!

2975 SIR_view_blog

To the left of the great room is the eat-in kitchen with white cabinetry and appliances and the laundry room. Its windows at the far end make for a perfect breakfast nook. The hardwood floors continue in here too, and the entire home was just freshly painted.

2975 SIR_kitchen_blog

The master suite, with access to the deck, is to the right. Its bathroom features beautiful tiled floors, dual sinks, a walk-in shower and a walk-in closet. Two guest bedrooms and an additional bath complete the first floor. Upstairs is an additional surprise – a massive FROG, with a full bath to boot!

If charm is your goal this Fall when house hunting, you can’t do better than the yellow house.

Featured Property Friday: A Coffee Lover’s Oasis

Customization is the name of the game at 2633 Jenkins Point Road. In fact, it “houses” the first aluminum roof on Seabrook! With a wink of Lowcountry charm, this spacious, breathtaking home over in Jenkins Point Plantation is the one to beat.

2633 Jenkins Point Road_blog_back exterior

When we originally snapped photos of this marshfront oasis on Jenkins Point Road, it was the DETAILS that I fell in love with. The view may be the first thing you spot when you enter the grand foyer, but it’s the charming Lowcountry murals flanking the living room walls that add one-of-a-kind character. This is something that can’t be found in any other home on the Island!

2633 Jenkins Point Road_blog_living room

To the door to the right is the kitchen, and no expense was spared in this chef’s delight. More cabinet and countertop space than even Giada de Laurentiis would know what to do with! Add to that a center island, gas range, prep area, coffee machine, butler’s pantry, double ovens and multiple sinks, and you won’t want to spend holidays anyplace else.

2633 Jenkins Point Road_blog_kitchen

To the right of the kitchen is my favorite. room. in this house. A quaint little sunroom – perfect for a morning cup of coffee! (If you haven’t caught on, coffee is my beverage of choice. Especially today, it’s #NationalCoffeeDay!) Wildlife murals are also the star here, and feature just a few of the creatures you will find on our Island – a turtle, a heron, a bobcat and an alligator to name a few.

2633 Jenkins Point Road_blog_sun room

Additional first floor features include a formal dining room, a divine master suite and a laundry room that even the novice college freshman fending for him or herself would be thrilled to do their laundry in. Upstairs is ideal for guests with a loft-like family room and two ensuite guest bedrooms, each with their own private decks.

2633 Jenkins Point Road_blog_deck

While the interior spaces at 2633 Jenkins Point Road are spectacular, it’s the exterior spaces that make this one stand out above the rest. Stunning sunsets are the star of the show here, and with a deck like this why would you want to spend your time anyplace else?

2633 Jenkins Point Road_blog_rear porch

This outdoor kitchen includes a bar top area with grill and small refrigerator, perfect for happy hour! Speaking of happy hour, a hidden gem of this home is its 1,000 bottle temperature-controlled wine cellar.

Featured Property Friday: A Can’t Miss Renovation

I have a confession to make: HGTV is my favorite channel on TV, and it’s not just because I work at a real estate office. Jillian Harris is my idol (always, always, “love it,”) watching House Hunters International always gives me the itch to travel, and I screeched with delight when Chip and Joanna recently announced they were launching a line at Target. So when SIRE Sales Executive Stuart Spisak gave me the renovation background of his new listing 3575 Seabrook Island Road, I instantly thought: “This should have been on a TV show.”

3575 SIR_front exterior 1

While the home underwent a total exterior renovation in the fall of 2008 (think: new roof, siding, trim, front deck, railing, landscaping and entry steps,) it was the details of the INTERIOR renovation in fall of 2011 that blew me away. The homeowners, along with Tom Martin & Son, took on a total gut and renovation of their home and made the most of their inverted floor plan design. They tore down walls, opened up the stairwell with new railings, laid new flooring, updated the kitchen and renovated the bathrooms – the list goes on and on. See at the end of this post for a full renovation timeline!

3575 SIR_kitchen 1

Now? The star of the home is the 17×43 foot great room. With vaulted ceilings, a fireplace and three sets of beautiful windows, + its close proximity to the kitchen, this room is an entertainer’s DREAM! Outdoor spaces include a back patio with a peek of the golf course, a grilling deck off the kitchen and a large front sundeck. (Did I also mention that I’ve always wanted to be a party planner?)

3575 SIR_great room 1

Additional features include a screened porch with spectacular ceiling detail, a sneakily hidden laundry closet, an 11×27 foot family room that could be converted into a 5th bedroom, a 3-stop elevator and copious amounts of storage. To top it all off, 3575 Seabrook Island Road is just a short walk to North Beach and a quick bike ride to the Seabrook Island Club amenities.

3575 SIR_back patio 1

Renovation Timeline:

Fall 2008 – Total Exterior Renovation: new roof, new hardi-plank siding, new trim, new front deck & entry steps, new railings, outdoor shower and new landscaping

Summer 2010 – New concrete driveway

Summer 2011 – New appliances + new washer in 2015

Fall 2011 – Total gut & renovation of interior of home: new bathrooms, kitchen, flooring, new layout of master suite, new interior doors & new trim

Summer 2016 – New screening on upstairs porch

Spring 2016 – New first-level family room addition, including a walk-in storage room

Spring 2016 – New lower level HVAC system

Spring 2016 – New tankless water heater

Spring 2017 – Exterior of home fully painted

Summer 2017 – New wood on front deck & entry steps

Chip & Joanna would be proud.

Featured Property Friday: A Renovated Residence with a Contemporary Flair

Three words that come to mind once stepping foot inside 3143 Seabrook Island Road: serene, peaceful and contemporary. Wait, what? Homes with a contemporary flair aren’t easy to come by on Seabrook Island; one is more apt to find a cozy beach cottage or a single-level family home with a coastal flair. But this, dare I say, idyllic home tucked on Seabrook Island Road could certainly fit in just as easily on Seabrook as it would on a lake in the Midwest.

3143 SIR 1_front exterior

Away from the hustle and bustle of the Beach Club and the constant activity of the Lake House, 3143 is set on a high dune and against an ever-changing backdrop of the tidal marsh. From deer and bobcats to herons and bald eagles, Seabrook is home to some of the most unique and stunning wildlife in the Lowcountry. (#SeabrookIslandWildlife exists on social media for a reason.) The views out the kitchen, living room and screened porch are perfect for both a morning cup of coffee or an evening dinner party. Plus the porch’s grand square footage and proximity to the kitchen screams “ENTERTAIN HERE.”

3143 SIR 3_screened porch

In addition to its supreme location, 3143 was also recently renovated, top to bottom, by Tom Martin & Sons. A complete overhaul! If it were up to me, I would spend all day, every day on the screened porch. But if the #porchlife isn’t always for you, the kitchen is a chef’s dream with new tile floors, new stainless steel appliances including a gas cooktop, double ovens, plenty of counter space and a charming breakfast nook. Bon appétit!

3143 SIR 6_kitchen

It also leads into the home’s most impressive space: the great room. With it’s vaulted ceilings with cypress trim, rich hardwoods and brick fireplace with floor-to-ceiling wood details, this spacious living/dining space hints at a cozy North Woods charm.

3143 SIR 2_great room

And don’t even get me started on the master suite. That walk-in shower alone is to die for. While the 2 additional guest rooms and spacious laundry room are practical, the upstairs loft space (perfect for an at-home office!) is a surprise, and the extra spacious storage is a bonus. Additional improvements include:

1. New tile floors in entrance, laundry room, bathrooms and the side room off the kitchen + new hardwood floors in master bedroom. All hardwood floors throughout were professionally sanded and stained.

2. Professionally installed foam insulation in all attics; all walls and ceiling professionally prepped and painted.

3. New roof on house and garage and outside chimney repair.

4. New HVAC and 250 gallon propane tank (installed underground in front of garage with lines installed to house.)

5. All new wooden decking, wooden trim and wooden railing on decks.

6. New sidewalk with metal hand railing, landscaping lights and concrete steps.

7. Fully remodeled kitchen, all bathrooms, laundry room and closets in the bedrooms.

8. New appliances include dishwasher, sink, oven, gas stove, washer/dryer and refrigerator.

9. New interior doors, cabinets, ceiling lights and ceiling fans and window blinds throughout.

So, I urge you, tomorrow when you brew your morning cup of coffee, picture yourself here instead:
