Featured Property Friday: The Perfect Beach House!

It’s not an exaggeration when I say that 2249 Catesby’s Bluff is the perfect. Beach. House. Bright soaring spaces, ocean breezes, a stunning renovation and plenty of living space make this an ideal beach home or full-time residence!

This home’s inverted floor plan allows light to flood the great room and kitchen on the second floor. But it’s the dramatic curved stairway, situated in 2-story foyer, that is the first stunning feature you first notice when you walk in the front door.

Up the stairs we go to an open living and dining room.

Features here include a vaulted ceiling, a full wall of windows, access to a screened porch and a rear deck and beautiful hardwood floors.

This space is also open to a beautifully renovated kitchen with bar-top seating, crisp white cabinetry, granite countertops, gorgeous backsplash and stainless steel appliances – including a wine fridge!

The master suite is just down the hall and has a large walk-in shower, dual vanities and a soaker tub.

Perfect for hosting out-of-town guests or entertaining, the majority of the first floor is an open family room. Also on this level are three additional bedrooms and three baths.

Best of all? This home, with a second row location, is located just a quick walk to North Beach!

Featured Property Friday: A Secluded Beach Getaway

In many ways, the Live Oak Villas are a near-perfect getaway on Seabrook. Close to the beach and the hustle and bustle of the Beach Club (in reality, it’s just a short bike ride!), but nestled amongst the Live Oaks and palms of the Lowcountry.

Near the secluded and gorgeous Camp St. Christopher, this community is tucked away from Seabrook Island Road on the golf course, offering both privacy and activity. Fun fact: there is even a walking path to nearby Privateer Creek Road! And 2777 Live Oak Villa is about as perfect as they come.

Beautifully updated and open, this 2 bedroom, 2 bath condo is an end unit located at the end of a quiet cul-de-sac on the 15th hole of Crooked Oaks Golf Course.

Featuring an open kitchen/dining/living room, it’s the updates here that make this unit stand out above the rest of the Live Oak Villas. Think: gorgeous Southern pine hardwood floors, granite countertops, stainless steel appliances, new cabinetry and vanities and new showers. + it has beachy and coastal décor to boot!

An additional unique feature here is there is a professionally enclosed 10×19 sunroom.

Additional outdoor spaces include a screened porch and an outdoor grilling deck overlooking the golf course.

Two bedrooms, each with their own en suite bath, offer plenty of space for visiting guests or family members.

Short and sweet this week, but this unit is one of my favorites currently on the market!

Featured Property Friday: Life on a Lagoon

When I was making a list of properties to feature on #FeaturedPropertyFriday, 2455 The Haul Over was at the very top! Situated on a cul-de-sac and overlooking a large lagoon with views of the 4th hole of Ocean Winds, + 3,900+ sq ft of living space, it’s a great family home. Although the interior spaces are stunning, this home’s view is what truly makes it unique.

Originally built in 2007 by Tom Berl of Surfside Construction, this stucco home was carefully designed with family in mind with great attention to detail. Unique features include 10 ft ceilings, custom-made cabinet hardware, crown moldings, 12” baseboards, large windows, wide plank Brazilian teak and Travertine flooring and the finest finishes. It was even featured in Charleston Home & Design Magazine in 2008!

The front garden path heads to the house with mahogany, double front doors that open to a welcoming foyer. The great room is straight ahead and has a vaulted ceiling, a gas fireplace, cast stone surround and built-in shelving and cabinets.

Double doors lead to the rear deck that overlooks the lagoon with an Egret nursery and views of the golf course.

The master suite and the Carolina Room off the kitchen also have access to the rear deck. A unique feature here is the screened in gazebo with a “summer kitchen” – grill, refrigerator and seating!

The great room is open to the stunning, gourmet kitchen. Professionally equipped, it is a chef’s dream featuring Sub-Zero, Miele and Wold appliances including a 6-burner gas cooktop and grill, a double oven, warming drawer and a built-in coffee system. It also incorporates custom-designed cabinets, a large center island with seating, granite countertops, stone backsplash and Franke stainless steel sinks. Across the way is a sizable walk-in pantry with floor-to-ceiling shelving.

The Carolina Room is just off the kitchen and has a vaulted cypress ceiling and Travertine flooring. Also on this side of the home are two guest bedrooms with a Jack & Jill bath, a powder room, the laundry room + a spacious, private guest suite with a full bath.

Leading back to the foyer is a built-in bar area with glass shelving, granite countertops, cabinets for storage and a wine cooler. Steps from both the kitchen and the dining room, this is perfect for entertaining!

On the opposite side of the foyer are an office and the luxurious master suite. With a closet to die for, and breathtaking golf and lagoon views, this space is a must-see. The master bath has stone flooring, a large circular walk-in shower, a double vanity with Onyx sinks, a Jacuzzi tub and a custom linen closet.

Additional features of this home include: an elevator, central vacuum, an outdoor shower, under house storage, a water filtration system and a 2-car garage with epoxy flooring, storage cabinets and a work bench.

Perfect for entertaining, and for bird watching!, this home is a sight to be seen!

Featured Property Friday: The Charm of Eclectic Decor

After a brief hiatus in January, due to the holidays and the New Year, I am back with our first #FeaturedPropertyFriday post of 2018!

We’ve had some great properties listed this year thus far (we are at 26 new listings in February alone!) making the decision to pick a home for our first Featured Property DIFFICULT. I settled on 2941 Baywood Drive for three primary reasons: 1. Homeowner Bonnie’s sense of style is out of this world cool. Just wait until you see photos! 2. Its floor plan features an open concept that is so hot on the market right now, making it a great house to entertain in. And 3. It’s in a great location.

Welcome to 2941 Baywood Drive!

Step through the front door into a spacious living area, with hardwood floors, coffered ceiling, a gas log fireplace and custom, floor-to-ceiling built-ins. Light and airy, with a wall of windows and glass doors overlooking the outside rear deck, this space lends itself to gatherings of friends and family.

Featuring a great open-concept floor plan, this space is also open to the dining area. It offers plenty of space for a large table and signature light.

And kitchen.

The kitchen features granite countertops, fine cream cabinetry, stainless steel appliances, a wine fridge, tile backsplash and a stone floor. The dining/kitchen area also leads to a screened porch with shades and a rear deck.

Also on the first floor is the spacious and luxurious master suite. Features here include custom-built closets, a glass door to the outside porch, his & her vanities, water closet, garden tub and a custom tile shower. A powder room and a laundry room complete the first floor.

Upstairs are two en suite guest bedrooms + a space currently being used as an office.

Additional details include: 12 ft doors, high ceilings, tall windows, a surround sound system, hardwood floors throughout the main living area and sea grass carpeting in the bedrooms, crown molding and recessed lighting, walk-in closets, a 2-car garage and exquisite landscaping with LED lighting.

BONUS: look at this pup that greets you in the front foyer!

Featured Property Friday: A Touch of Tuscany

Now that we have hit December, the countdown is officially on to Christmas (yay!) and the first day of winter (yikes!) Because of our slightly cooler temperatures as of late in the Lowcountry, I have found myself already dreaming of faraway lands of tropical or Mediterranean conditions. Insert this week’s #FeaturedPropertyFriday blog post: “A Touch of Tuscany.”

3655 Cobia Court offers a touch of Italian flair, right here on Seabrook! If dark woods, rich stones and balconies with ocean views are your jam, you’ll feel perfectly content in this home’s beautifully decorated spaces.

3655 Cobia Court_front exterior_blog

Originally designed by renowned Kiawah Island and Seabrook Island architect Christopher Rose in 2012, every inch of this Tuscan-style home was impeccably planned and luxuriously appointed. It is dressed throughout in rich stone and hardwood flooring, handsome trims and moldings, arched doorways and some of the finest finishes. Stroll up the front spiral-esque stairway to an arched front door and doorway. The 2-story foyer is DRAMATIC and the curved staircase is a sight to be seen. It opens into the living room with a fireplace with carved stone mantel, which opens to a covered terrace, and leads into the dining room.

3655 Cobia Court_living 1_blog

Fostering an easy-flow throughout, step through the dining room to the stunning kitchen. Here Tuscany is best represented! Just check out the photo below, one of my favorite snapshots that Listings in Motion expertly captured that night.

3655 Cobia Court_kitchen 2_blog

Both beautiful and functional, the gourmet kitchen features Thermador appliances, granite countertops, custom cabinetry, a center island with seating and storage, stone tile flooring, a 6-burner gas range, a custom refrigerator in a French armoire, a hand-painted ceiling mural over the island, a pantry and French doors that open to a covered patio for al fresco dining. (PHEW!)

3655 Cobia Court_kitchen 1_blog

The terraces are the stars of the show here and truly invoke the dreamy feeling of dining in Tuscany!

3655 Cobia Court_terrace_blog

Dressed in Caribbean Pine flooring and featuring a private balcony with breathtaking ocean views, the private master suite has two walk-in closets, a marble bath with a steam shower and a soaking tub.

3655 Cobia Court_master bedroom_blog

Additional spaces include: a sunroom/loggia off of the kitchen, a master sitting room, two en suite guest bedrooms with private balconies and a study with a wet bar.

Why book a plane ticket to Italy when you can experience Tuscany right here on Seabrook Island instead?

Featured Property Friday: An Architecturally Impressive Golf Home

Although it has one of the best golf views on Seabrook, it’s the architectural details – the marble foyer, tray ceilings, white columns and beautiful hardwood floors – and easy flow floor plan that set 2412 High Hammock Road apart from other golf homes on the Island. Its rear porch alone, running nearly the length of the house!, is a feature to swoon over.

2412 High Hammock_blog_back exterior

This home is one floor living at its best! A ranch home perfect for those looking to avoid cumbersome stairs. Through the large mahogany front doors is the first of two open living spaces, of which the current owners have chosen to use as a dining and living space. It also has access to the rear deck.

2412 High Hammock_blog_dining

To the right of the entry way is the master bathroom with beautiful windows, plenty of natural light and deck access. Its bath has a soaker tub, dual vanities and large walk-in shower featuring a custom mural.

2412 High Hammock_blog_master

The open-concept dining/living room flows to the eat-in kitchen and family room. Plenty of cabinet space, bar top island, dual ovens, fireplace, a large wall of windows + access to the rear deck make this room perfect for entertaining!

2412 High Hammock_blog_kitchen

Also off of the kitchen is a quaint, privately enclosed patio – very reminiscent of an Italian bistro, and the ideal spot for dining al fresco.

2412 High Hammock Seabrook-large-049-38-DKL 3263-668x1000-72dpi

But my favorite room of the house? The LIBRARY, complete with book shelves and a library ladder. Remember that scene in Beauty and the Beast where Belle effortlessly rides the book shop ladder while belting out “little town, it’s a quiet village?” That’s the dream.

2412 High Hammock_blog_library

Additional spaces include 2 en suite guest bedrooms, a powder room, laundry room, plenty of storage space and a 2-car garage. But I admit it – with a nearly unbeatable golf course and pond view, I would want to spend all of my time here. Can you blame me?

Featured Property Friday: Coastal Charm on the Marsh

Photographing a home decorated to coastal perfection was on the agenda last week. And the minute we stepped into 3035 Marsh Haven, we were in awe. Because let me tell you, this view lives up to the hype.

3035 Marsh Haven_blog_back exterior

Situated on one of my favorite streets on Seabrook, professionally decorated 3035 Marsh Haven fits into the Island life seamlessly. Outfitted in coastal tones of blues and greens, and accented with whites and crisp neutrals, it is the ideal spot for a vacation getaway or a homeowner looking to live that #lowcountrylife. So let’s tour this thing, shall we?

3035 Marsh Haven_blog_front exterior

Stroll up the ivy-covered steps to a picture-perfect front porch. The grand, solid front doors open to the most breath-taking open floor plan – a living/dining/kitchen combo with effortless flow. A wood-burning, brick fireplace surrounded by custom built-ins, with a peek of blue, flank one side of the living room. On the other side, a wet bar, featuring gorgeous tile backsplash, glass-front cabinetry and a wine refrigerator separates this space from the dining room.

Featured Property Friday: Charleston Charm on Seabrook Island

We all know the house – the buttery yellow house nestled on Seabrook Island Road with the oh so charming front window boxes and black shutters shutters. (Making 2975 Seabrook Island Road an easy fit both here on the Island and in downtown Charleston.) So when I was given the task of photographing this gem a few weeks back, I was thrilled to see that its interior spaces fit its exterior.

2975 SIR_front exterior 1_blog

2975 Seabrook Island Road‘s charm continues on up its ivy-covered front steps. Its glass-paneled front door opens to a great room – large enough for both a dining table and living space. With its trayed ceiling, crown moldings, fireplace and darling rear windows, it’s the architectural details in this home that make it stand out above the rest.

2975 SIR_living 1_blog

The great room opens to a screened porch and rear deck. And BONUS. This home overlooks a lagoon. Swoon!

2975 SIR_view_blog

To the left of the great room is the eat-in kitchen with white cabinetry and appliances and the laundry room. Its windows at the far end make for a perfect breakfast nook. The hardwood floors continue in here too, and the entire home was just freshly painted.

Featured Property Friday: A Coffee Lover’s Oasis

Customization is the name of the game at 2633 Jenkins Point Road. In fact, it “houses” the first aluminum roof on Seabrook! With a wink of Lowcountry charm, this spacious, breathtaking home over in Jenkins Point Plantation is the one to beat.

2633 Jenkins Point Road_blog_back exterior

When we originally snapped photos of this marshfront oasis on Jenkins Point Road, it was the DETAILS that I fell in love with. The view may be the first thing you spot when you enter the grand foyer, but it’s the charming Lowcountry murals flanking the living room walls that add one-of-a-kind character. This is something that can’t be found in any other home on the Island!

2633 Jenkins Point Road_blog_living room

To the door to the right is the kitchen, and no expense was spared in this chef’s delight. More cabinet and countertop space than even Giada de Laurentiis would know what to do with! Add to that a center island, gas range, prep area, coffee machine, butler’s pantry, double ovens and multiple sinks, and you won’t want to spend holidays anyplace else.

2633 Jenkins Point Road_blog_kitchen

To the right of the kitchen is my favorite. room. in this house. A quaint little sunroom – perfect for a morning cup of coffee! (If you haven’t caught on, coffee is my beverage of choice. Especially today, it’s #NationalCoffeeDay!) Wildlife murals are also the star here, and feature just a few of the creatures you will find on our Island – a turtle, a heron, a bobcat and an alligator to name a few.

2633 Jenkins Point Road_blog_sun room

Additional first floor features include a formal dining room, a divine master suite and a laundry room that even the novice college freshman fending for him or herself would be thrilled to do their laundry in. Upstairs is ideal for guests with a loft-like family room and two ensuite guest bedrooms, each with their own private decks.

2633 Jenkins Point Road_blog_deck

While the interior spaces at 2633 Jenkins Point Road are spectacular, it’s the exterior spaces that make this one stand out above the rest. Stunning sunsets are the star of the show here, and with a deck like this why would you want to spend your time anyplace else?

2633 Jenkins Point Road_blog_rear porch

Featured Property Friday: A Can’t Miss Renovation

I have a confession to make: HGTV is my favorite channel on TV, and it’s not just because I work at a real estate office. Jillian Harris is my idol (always, always, “love it,”) watching House Hunters International always gives me the itch to travel, and I screeched with delight when Chip and Joanna recently announced they were launching a line at Target. So when SIRE Sales Executive Stuart Spisak gave me the renovation background of his new listing 3575 Seabrook Island Road, I instantly thought: “This should have been on a TV show.”

3575 SIR_front exterior 1

While the home underwent a total exterior renovation in the fall of 2008 (think: new roof, siding, trim, front deck, railing, landscaping and entry steps,) it was the details of the INTERIOR renovation in fall of 2011 that blew me away. The homeowners, along with Tom Martin & Son, took on a total gut and renovation of their home and made the most of their inverted floor plan design. They tore down walls, opened up the stairwell with new railings, laid new flooring, updated the kitchen and renovated the bathrooms – the list goes on and on. See at the end of this post for a full renovation timeline!

3575 SIR_kitchen 1

Now? The star of the home is the 17×43 foot great room. With vaulted ceilings, a fireplace and three sets of beautiful windows, + its close proximity to the kitchen, this room is an entertainer’s DREAM! Outdoor spaces include a back patio with a peek of the golf course, a grilling deck off the kitchen and a large front sundeck. (Did I also mention that I’ve always wanted to be a party planner?)

Additional features include a screened porch with spectacular ceiling detail, a sneakily hidden laundry closet, an 11×27 foot family room that could be converted into a 5th bedroom, a 3-stop elevator and copious amounts of storage. To top it all off, 3575 Seabrook Island Road is just a short walk to North Beach and a quick bike ride to the Seabrook Island Club amenities.
