Spring = Hot Real Estate Market

If you have been putting off listing your property on Seabrook Island, now could be the right time to call your favorite Seabrook Island Real Estate agent! Many of our recent clients, depending on their stage in life, have been considering either upsizing from a villa to a home, or downsizing from the home they have lived in for years to a townhome, cottage home or villa.

Rising interest rates, a rising stock market, the euphoria that only spring weather can bring, and no election in the immediate future have made activity and interest in Seabrook real estate extremely high right now. After just two and one half months, Seabrook Island already has 65 properties closed or under contract waiting to close. Seabrook Island Real Estate’s first quarter closings are expected to be 44% of what we considered a very good first quarter in 2016.

Listing inventory continues to be stable, as the number of sales has been pretty much matching the number of new listings coming on the market. Certain segments of the market are actually short of inventory. Competitively priced, well-conditioned homes and villas are selling. Our agents can help you with both of those areas, determining the appropriate value for your home by looking at recent sales and providing resources to prepare your property for sale.

Out With the OLD, in With the NEW

There has been a lot of progress in the past year on providing options for “newer” or “new” construction Real Estate products on Seabrook. With the market becoming stronger almost daily, those options are growing as well.

Of course, the Salt Marsh at Seabrook townhomes have been a big hit, particularly with the introduction of the new 2,500 square foot duplex model. It’s worth taking a drive through their gate to see the mini-”building boom” that is going on.

A new player in the new construction game has arrived. Seabrook Island Real Estate has just begun to market four new construction, single family, 3 bedroom, 3.5 bath homes in the $575,000 – $625,000 price range. These homes are being built by Loan Oaks Development Company on prime sites in Seabrook Village. Loan Oaks is a luxury builder with local roots, as well as on Martha’s Vineyard.

Of course, there is the recently completed, magnificent renovation of the Atrium Villas. The Atrium is essentially now a NEW building! From a marketing standpoint, Seabrook Island Real Estate is developing marketing materials to treat Atriums that way, when and if resale opportunities come along. We recently arranged for the Charleston Post & Courier to tour the new Atriums and they will be publishing a cover page article of this amazing project in their real estate section. (Stay tuned…)

Seabrook Island Real Estate, along with a quality local builder, is also exploring the idea of marketing “pre-approved” house plans to our prospects. These plans would be available to be built on the homesite chosen and purchased by our prospects. More on this as the year progresses.

Congratulations Atrium Villas!

Spoiler alert: I have always loved the Atrium Villas. Just mere steps to the Island House + outstanding views of both the ocean and the golf course make this 44-unit community a can’t miss for renters and prospective buyers. Last year, the Atrium homeowners spearheaded a total overhaul of the Atriums’ exterior. (Think: new stucco walls, railings, windows, elevator and doors.) Our office was lucky enough to take a grand tour, plus peek in a few spectacular units (thank you Carl, Tom and Bill!), two weeks ago at our weekly Sales Meeting. And we were BLOWN away by the improvements!

In addition to our tour and hearing the new list of improvements first-hand, which are listed below, I returned to the Atriums the following week to take photos and fell in love all over again. (Because, did I mention? Those. views.) Carl and Bill were gracious enough to let me snap photos of both their ocean and golf views and the spectacular, updated interiors of their villas. I spent the majority of the morning wandering around with a camera in hand. Plus it didn’t hurt that the sun decided to stay out and give me a stunning blue sky backdrop – in January no less!
