This also describes the piece of paradise we call Seabrook Island. We live here, have grabbed the lifestyle and are enjoying it daily. We see lots of folks looking, thinking and still saying, “We will buy in a few years.” In our minds, this is not a good long term plan.

Baby boomers, of all the generational name tags, think they have forever left in their lives. There is a stark parallel in real estate. Today is always the best time to buy! The reason is very simple…these are the best of times (in a long time!) Since the 2008 depression, we have been rebuilding in the real estate sector. For three good reasons, it has ramped up in the last several months: More boomers are buying, interest rates are poised to rise and prices are still very low relative to the 2006 peak. Current prices are really closer to 2002, before the huge run up.

We have been very active at Seabrook Island Real Estate for the last 6 or so months. Most buyers are younger than the leading edge of the boomers. They are still working, but planning for their life after retirement. Many will be part-time for a while and gradually will become full-time Seabrookers.

Interest rates are going to go up. Free money cannot last forever! The rates are still historically low, but will creep upwards as the economy strengthens. As interest rates go up, what you can buy will increase in price as well, and your buying power will decrease.

Prices are still good but rising! Perhaps the best way to compare prices is to look at Seabrook Village homes. Two years ago, prices were hovering around $400,000. Many of these homes were purchased above $600,000 at the 2006 peak. Today, most are selling and closing closer to the $500,000 mark, with a few into the $600,000s. New construction in the Village will be in the $575,000+ range. Village homes are the easiest to compare, since they are somewhat new, similar and are all on comparable lots in size. All of this points to some great days in your life as a Seabrook Island real estate owner. If you live here and need to move, please call us to help with your transition. We are halfway through the 2017 sales year – a great time to introduce the blogging world to two key members of Seabrook Island Real Estate!

Kelly Butorac, our Marketing Coordinator, and Alesia Link, our Listings Services Coordinator, are rockstars when it comes to going above and beyond to provide our clients with first class, state-of-the-art real estate services. There are two words that ring true when it comes to clients’ real estate expectations. The first is “trust” and the second is “communication” – especially when it comes to listings their property. Kelly and Alesia’s commitment to keep Seabrook Island Real Estate continually ahead of the pack, by finding new and unique programs on behalf of you, our Seabrook Island clients.

Alesia is a new addition to our team (about two months ago) and is making her mark felt already through newly identified listing communication services. You will be hearing much more about these two as the summer and year goes on.

In the meantime, positive client reaction is making the first half of 2017 one of the best in a long time! As of mid-May, closed real estate sales are up some 35% over last year and our company’s average sales price is up some 40% over last year. In addition, pending sales, waiting to close, are also very strong for the rest of the spring and early summer.

“Transaction” vs. “Transition” in Real Estate

83%! There were 41 closed sales on Seabrook Island in the first quarter this year and Seabrook Island Real Estate closed/sold 83% of them. People often ask why, year after year, is Seabrook Island Real Estate the overwhelming choice made by buyers and sellers? It could be great leadership? But that would be too simple an answer.

More likely, it is because we believe we are helping our selling clients with a “transition,” not just performing a “transaction.” A “transaction” involves merely finding a buyer and writing a contract. A “transition” involves helping with every phase of a client’s real estate life, whether it is finding a way to scale back on treasure possessions that will not fit in the new location; providing professional photography to make their home look great to prospective clients; or walking clients gently through the difficult process of making repairs needed to get their home ready for sale.

In addition, we have added a new “Listing Coordinator” position to our Seabrook Island Real Estate staff to find even more ways to provide outstanding service to our loyal listing clients. Alesia Link has been hired to fill that position, and we welcome her to the Seabrook Island Real Estate team.

We also believe our is not only to sell, but also to welcome buyers “transitioning” to their new life as Seabrook Island residents and Seabrook Island Club members. It’s about the Seabrookers we help buyers to meet before they purchase a property. It’s about the experience we give them ahead of their purchase, using the Club amenities, the Lake House, meeting members of our various organizations or just walking the beach. We help them to quickly realize they have found just the right place.

Spring = Hot Real Estate Market

If you have been putting off listing your property on Seabrook Island, now could be the right time to call your favorite Seabrook Island Real Estate agent! Many of our recent clients, depending on their stage in life, have been considering either upsizing from a villa to a home, or downsizing from the home they have lived in for years to a townhome, cottage home or villa.

Rising interest rates, a rising stock market, the euphoria that only spring weather can bring, and no election in the immediate future have made activity and interest in Seabrook real estate extremely high right now. After just two and one half months, Seabrook Island already has 65 properties closed or under contract waiting to close. Seabrook Island Real Estate’s first quarter closings are expected to be 44% of what we considered a very good first quarter in 2016.

Listing inventory continues to be stable, as the number of sales has been pretty much matching the number of new listings coming on the market. Certain segments of the market are actually short of inventory. Competitively priced, well-conditioned homes and villas are selling. Our agents can help you with both of those areas, determining the appropriate value for your home by looking at recent sales and providing resources to prepare your property for sale.

Out With the OLD, in With the NEW

There has been a lot of progress in the past year on providing options for “newer” or “new” construction Real Estate products on Seabrook. With the market becoming stronger almost daily, those options are growing as well.

Of course, the Salt Marsh at Seabrook townhomes have been a big hit, particularly with the introduction of the new 2,500 square foot duplex model. It’s worth taking a drive through their gate to see the mini-”building boom” that is going on.

A new player in the new construction game has arrived. Seabrook Island Real Estate has just begun to market four new construction, single family, 3 bedroom, 3.5 bath homes in the $575,000 – $625,000 price range. These homes are being built by Loan Oaks Development Company on prime sites in Seabrook Village. Loan Oaks is a luxury builder with local roots, as well as on Martha’s Vineyard.

Of course, there is the recently completed, magnificent renovation of the Atrium Villas. The Atrium is essentially now a NEW building! From a marketing standpoint, Seabrook Island Real Estate is developing marketing materials to treat Atriums that way, when and if resale opportunities come along. We recently arranged for the Charleston Post & Courier to tour the new Atriums and they will be publishing a cover page article of this amazing project in their real estate section. (Stay tuned…)

Seabrook Island Real Estate, along with a quality local builder, is also exploring the idea of marketing “pre-approved” house plans to our prospects. These plans would be available to be built on the homesite chosen and purchased by our prospects. More on this as the year progresses.

Congratulations Atrium Villas!

Spoiler alert: I have always loved the Atrium Villas. Just mere steps to the Island House + outstanding views of both the ocean and the golf course make this 44-unit community a can’t miss for renters and prospective buyers. Last year, the Atrium homeowners spearheaded a total overhaul of the Atriums’ exterior. (Think: new stucco walls, railings, windows, elevator and doors.) Our office was lucky enough to take a grand tour, plus peek in a few spectacular units (thank you Carl, Tom and Bill!), two weeks ago at our weekly Sales Meeting. And we were BLOWN away by the improvements!

In addition to our tour and hearing the new list of improvements first-hand, which are listed below, I returned to the Atriums the following week to take photos and fell in love all over again. (Because, did I mention? Those. views.) Carl and Bill were gracious enough to let me snap photos of both their ocean and golf views and the spectacular, updated interiors of their villas. I spent the majority of the morning wandering around with a camera in hand. Plus it didn’t hurt that the sun decided to stay out and give me a stunning blue sky backdrop – in January no less!
