Celebrating March Holidays!

Happy March everyone!

March has always seemed like a beginning to me. A fresh start to the new year, finally out of the winter doldrums and the promise of spring close by. There are lots of great holidays in March to celebrate: St. Patrick’s Day on the 17th, the first day of Spring on the 20th, Palm Sunday on the 25th, the start of Passover on the 31st and National Puppy Day on the 23rd. Yes, that is an actual day. Who doesn’t like puppies!

We had 31 new listings in February. This breaks the office record of 16 new listings that was set back in 2015! Kudos to Seabrook Island Real Estate’s hardworking agents – I have found them to be both knowledgeable and experienced when it comes to Seabrook Island. We have seen such an increase in traffic, that we will soon need an increase in inventory. When it comes to real estate, I never predict what may happen in the future. But, starting strong is a good indicator of how we might finish.

Recently, I took my dogs to the beach and met quite a few dog parents – what a wonderful place for our four-legged family members to hang out. Seabrook Island Real Estate on the Road – Bluejack National

Kristina Skalak, the Seabrook Island Club Marketing Director, and I took a trip to Houston last month to take part in the third annual meeting of the Franklin Club! This is an organization put together by PGA Magazine and includes a myriad of Developers, Broker and Marketing types from golf communities all over the country. We met at a new community called “Bluejack National” where Tiger Woods has just finished his first golf course designed in the United States.

The Franklin Club is an interesting group of real world entrepreneurs, and I am always struck by their overriding optimism and desire to search for new things that their clients want to see in today’s golf communities. There is never any doom and gloom talk about when the stock market will have its next crash or why golf rounds are down. Rather, it’s about the new ways communities are finding to provide a fun, family environment. We heard a lot of talk about “short courses,” the trend toward courses designed with no specific number of holes and with shorter holes so it can be played more quickly and by all members of the family.

When we took the tour of Tiger’s new full 18-hole course, we were surprised to find that it was purposely designed so players would find their balls quickly in the “rough” (if you could call it that.) He made it virtually impossible to lose a ball. The plan is to have low, smooth grass within the trees lining the fairways.

We also found “Blake’s Fishing Dock & Fish Camp” situated along a pond, right out on the golf course, where kids of all ages could learn to fish from a full-time Club fishing guide – right out of Old Man and the Sea.

Before getting ready to tee of the 12 hole par three, members take a minute at the “Jerky Shack” to have Jerky or Smoked Pork, and a beer or bourbon on tap. Even the golf carts were four-seaters, designed for full family use.

In the roundtable discussions, we heard stories about the same trends towards more active and family oriented activities, which complemented traditional golf, from communities in Snake River, to San Lucas, from Baldhead to the Bahamas and well beyond. We had a great time, thank you to the Franklin Club, PGA Magazine and Bluejack National for the invitation!

When we left you in late spring, the real estate market was all “Seashells and Balloons.” I’m happy to say that, as far as “dog days” of summer are concerned, we were having none of it. The positive rhythms of the market have continued through the summer.

We are halfway through the 2017 sales year – a great time to introduce the blogging world to two key members of Seabrook Island Real Estate!

Kelly Butorac, our Marketing Coordinator, and Alesia Link, our Listings Services Coordinator, are rockstars when it comes to going above and beyond to provide our clients with first class, state-of-the-art real estate services. There are two words that ring true when it comes to clients’ real estate expectations. The first is “trust” and the second is “communication” – especially when it comes to listings their property. As of mid-May, closed real estate sales are up some 35% over last year and our company’s average sales price is up some 40% over last year. In addition, pending sales, waiting to close, are also very strong for the rest of the spring and early summer.

“Transaction” vs. “Transition” in Real Estate

83%! There were 41 closed sales on Seabrook Island in the first quarter this year and Seabrook Island Real Estate closed/sold 83% of them. People often ask why, year after year, is Seabrook Island Real Estate the overwhelming choice made by buyers and sellers? It could be great leadership? But that would be too simple an answer.

More likely, it is because we believe we are helping our selling clients with a “transition,” not just performing a “transaction.” A “transaction” involves merely finding a buyer and writing a contract. A “transition” involves helping with every phase of a client’s real estate life, whether it is finding a way to scale back on treasure possessions that will not fit in the new location; providing professional photography to make their home look great to prospective clients; or walking clients gently through the difficult process of making repairs needed to get their home ready for sale.

Spring = Hot Real Estate Market

If you have been putting off listing your property on Seabrook Island, now could be the right time to call your favorite Seabrook Island Real Estate agent! Many of our recent clients, depending on their stage in life, have been considering either upsizing from a villa to a home, or downsizing from the home they have lived in for years to a townhome, cottage home or villa.

Rising interest rates, a rising stock market, the euphoria that only spring weather can bring, and no election in the immediate future have made activity and interest in Seabrook real estate extremely high right now. After just two and one half months, Seabrook Island already has 65 properties closed or under contract waiting to close. Seabrook Island Real Estate’s first quarter closings are expected to be 44% of what we considered a very good first quarter in 2016.

Listing inventory continues to be stable, as the number of sales has been pretty much matching the number of new listings coming on the market. Certain segments of the market are actually short of inventory. Competitively priced, well-conditioned homes and villas are selling. Out With the OLD, in With the NEW

There has been a lot of progress in the past year on providing options for “newer” or “new” construction Real Estate products on Seabrook. With the market becoming stronger almost daily, those options are growing as well.

Of course, the Salt Marsh at Seabrook townhomes have been a big hit, particularly with the introduction of the new 2,500 square foot duplex model. It’s worth taking a drive through their gate to see the mini-“building boom” that is going on.

A new player in the new construction game has arrived. Seabrook Island Real Estate has just begun to market four new construction, single family, 3 bedroom, 3.5 bath homes in the $575,000 – $625,000 price range. These homes are being built by Loan Oaks Development Company on prime sites in Seabrook Village. Loan Oaks is a luxury builder with local roots, as well as on Martha’s Vineyard.

Of course, there is the recently completed, magnificent renovation of the Atrium Villas. The Atrium is essentially now a NEW building! From a marketing standpoint, Seabrook Island Real Estate is developing marketing materials to treat Atriums that way, when and if resale opportunities come along. We recently arranged for the Charleston Post & Courier to tour the new Atriums and they will be publishing a cover page article of this amazing project in their real estate section. (Stay tuned…)

Seabrook Island Real Estate, along with a quality local builder, is also exploring the idea of marketing “pre-approved” house plans to our prospects. These plans would be available to be built on the homesite chosen and purchased by our prospects. More on this as the year progresses.
